By booking with us, you agree to the following terms:

Rates & Guests

• All rates are in New Zealand dollars

• Rate includes 15% GST.

• Prices are based on one or two guests and include exclusive use of the property.

Payment Terms

• A 50% deposit is required at the time of booking. The remaining 50% is due one week before your check-in date.

• If you book less than 7 days before your stay, the full amount will be charged immediately.

Cancellations & Refunds

• If you cancel more than 30 days before arrival, your deposit will be refunded (minus any transaction fees).

• If you cancel between 30 days and 7 days before arrival, 50% of the total booking amount will be retained.

• Cancellation within 7 days of your arrival date or a no-show means 100% of the booking price will be charged.

• Credit Card details supplied will be used to charge any cancellation fees.

• We reserve the right to cancel bookings in exceptional circumstances (e.g. severe weather). In that case, we’ll provide a full refund.

Check-In & Check-Out

• Standard check-in time is from 3:00 PM.

• Standard check-out time is by 11:00 AM.

• Early check-ins or late check-outs may sometimes be possible. Please contact us to arrange prior to your arrival and we’ll do our best to accommodate (though we can’t always guarantee it).

• To help us prepare for the next guests, the property must be completely vacated by check-out time. Late departures without prior arrangement may incur an additional charge.

Adults Only

Willowbrook Retreat is designed as a peaceful, adults-only escape and the property is not safe or suitable for children. Infants may be accepted on request—please contact us before booking to discuss.

No Pets

As much as we adore furry friends, we ask that you leave pets at home. With farm animals nearby, the property is not a safe environment for them.

No Smoking

Willowbrook Retreat is a smoke-free stay. This includes both inside the cabin and all outdoor areas surrounding the property.

Liability

• Willowbrook Retreat accepts no responsibility for loss or damage to guest property during your stay.

• You acknowledge that Willowbrook Retreat is an unsupervised property, set in a natural environment. While beautiful, it comes with inherent risks, including uneven ground, open water (such as the creek and duck pond), and roaming livestock.

• By booking, you agree to take due care at all times for your own safety and that of any accompanying guests.

• You acknowledge that you are staying at Willowbrook Retreat at your own risk. To the extent permitted by New Zealand law, Willowbrook Retreat disclaims all liability for any loss, damage, or injury (including liability for negligence) incurred during your stay.

• To the extent permitted by New Zealand law, you agree to indemnify Willowbrook Retreat for any loss or damage suffered in relation to your stay, except where caused by the wilful default of Willowbrook Retreat.

• Should any dispute arise, such dispute will be governed by the laws of New Zealand.

Additional Charges

We do our best to keep things simple, but in some cases extra charges may apply:

• If the cabin, furnishings, or fixtures are damaged during your stay, the cost of repair or replacement may be charged.

• If the cabin is left in a state that requires extra cleaning beyond our standard turnover, an additional cleaning fee may apply.

• Should this be the case, we’ll always let you know within 48 hours of check-out.
